Overland Park has four distinct Midwestern seasons. The summers are hot and humid. Fall is cooler with leaves in full bloom. A beautiful sight. Winter is cold and snow is pretty much a sure thing. Springs are very nice with temperatures ranging from 60 to 80 degrees. Spring brings out the greenery, however, it also brings out the tornado and hay fever and allergy season.Crime is not too big of a deal. It does happen but it's not as bad as some of the surrounding cities in the area. Most of the crimes are bank robberies and thefts but crime is fairly low. Although the city does have murders, they are not often at all. Violent crime is pretty rare. Burglaries and theft are more common.Overland Park is pretty much a suburb of Kansas City although it is a city of its' own. Most of the neighborhoods are very well-kept, with the best parts being around the Metcalf, Antioch, Mastin areas from 95th Street to 130th. The worse area may be around the 75th Street area only because the homes are older and less expensive. Most of the people who live in Overland park are White. However, there is a growing Asian and African-American population.Most of the residents who live in Overland Park are married, educated, and white-collar. There are not too many blue collar workers. The average age is probably around 40 years old. There are singles that live there but the area is mainly made up of younger, white, mid to upper class families. However, there are places for single people. There are blue collar and hippies that live in Overland Park but many of them chose to live in other parts of the Kansas City Metro area just because Overland Park is pretty conservative.

The shopping area is one of the most popular areas in Overland Park. The city has one of the largest malls in the area. It also has many other retail shops. The downtown area is mostly corporate but there are shopping areas near it.Cinzetti's has one of the best Italian buffets in the city and the prices are reasonable. Jack Stack is one of the favorite BBQ places in the Kansas City Metro area. The Capital Grille is another popular restaurant with some of the best Cheesecake around.The Johnson County School district is also one of the best in the area and the country. The graduation rate is well above 90%.Although Overland Park is a family friendly town, there are many attractions for singles including bars and nightclubs.

Overland Park is a quiet town. The only real noise will come from the main highway system - I-435 and I-35 - which are the busiest in the area. It is a main freeway system that connects Overland Park to Kansas City and many other surrounding cities.Compared to Kansas City, Overland Park is a much nicer place to live because of the value of the homes, newer homes, and places to work. Compared to Leawood, Overland Park is less expensive and affordable. Leawood is pretty much an upper-class city. The homes in Leawood are much more expensive.Overland Park is home to some of the best hospitals in the area. Overland Park Regional Medical Center, Menorah Medical, Heartland Spine and Surgery, and Surgicenter of Johnson County.The Overland Park Convention Center, The Overland Park Arboretum and Botanical Gardens, There is the Deanna Rose Children's Farmstead which is a 12-acre area filled with more than 200 animals, hayrides, ponds, and a historical school house. Johnson Community College is host to the Contemporary Art Museum.
General comments   
Overland Park is a quiet but progressive city. It still is somewhat conservative in its family and moral values. Many of the companies that were located in downtown Kansas City moved to Overland Park. The area has seen a lot of growth over the past 30 years. It has a suburb feel too it but it also has a mid-sized city feel to it. Most of the people are friendly and upward mobile.
